All development requests are submitted to the Urban Design Division, 126 Harvey St., 3rd Floor, Punta Gorda, FL 33950. Sufficiency review is completed within ten days of submittal.
Applicants are strongly advised to schedule a Design Studio appointment to discuss the project and application requirements prior to submittal. If any deficiencies remain after the first RAI, the application is automatically deemed withdrawn, and the applicant is only eligible for a partial refund of application fees.
Once the submittal is deemed sufficient/complete, the application is distributed to the following departments, divisions, and agencies: the City of Punta Gorda Planning Department (including Urban Design, Zoning & Code Compliance, and Building), Fire Department, Police Department, Utilities Department, Engineering Department, and Sanitation Division, Charlotte County Public Schools (if residential), and Charlotte County Community Development Department. The application may be distributed to additional departments, divisions, and agencies when necessary.
Staff comments are provided to the applicant within 30 days of the application being deemed sufficient. Staff reserve up to 30 days to review any resubmittals. It is highly encouraged for applicants to submit necessary updates as quickly as possible.
Applications that require a public hearing to obtain a final decision must be completed within 180 days. Applications that do not require a public hearing to obtain a final decision must be completed within 120 days. Applications which have not received approval from all relative departments, divisions, or agencies within the specified timeframe may be denied.
Design Studio - Pre-Application Meeting
Design Studio meetings take place on the 2nd and 4th Thursday of the month from 1:00 PM to 4:00 PM, in 30-minute or 1-hour intervals. Applicants are encouraged to provide conceptual plans no less than a week prior to the appointment to allow staff time to research the request if necessary. Request an appointment.
Design Studio meetings are attended by staff from several city departments that have the responsibility for reviewing development proposals for determining and enforcing zoning, land development, and code requirements, as they pertain to development issues within the City.

$1,500 application fee (payable to the City of Punta Gorda), and all supporting documentation including:
One original signed and notarized DRC application and six copies
One original DRC Sufficiency Worksheet and six copies
Seven complete sets of plans, each being signed and sealed
One original School Impact Analysis for Concurrency and six copies (if applicable)
One original signed and notarized Stormwater Management Permit application and one copy
Two original Storm Water Management Plans, including drawings and calculations; each plan being signed and sealed.
One USB Flash Drive, or a secure electronic file transfer link such as, but not limited to, OneDrive, DropBox, etc., containing all supporting documentation. Each document MUST be submitted as a separate PDF, appropriately identified by name.
